Getting started
Before you tour anything
- Talk to a lender about what you can borrow and what it would cost monthly
- Check your credit report and correct anything wrong on it
- Work out what you have for a down payment, and what programs might apply
- Budget for closing costs on top of the down payment
- Decide which areas you want to research first, and why
- Write down what the home has to do for you, and what you would trade
During your search
How to evaluate what you are looking at
- Keep a must-have and nice-to-have list, and use it at every showing
- Visit target areas at different times of day and on different days
- Ask for comparable sales for anything you are serious about
- Ask what the property taxes and any HOA dues actually are
- Ask about the condition of the roof, HVAC, plumbing and electrical
- Think about what the next buyer would make of the home
Making an offer
Terms, not just the number
- Understand what has been selling, and for how much, before you write
- Decide which contingencies you need and which you can shorten
- Know in advance what you will do if the appraisal comes in low
- Have your pre-approval and proof of funds ready to attach
- Be clear on your walk-away number before the negotiation starts
- Keep your enthusiasm out of the room
From acceptance to keys
What happens after the offer is accepted
- Home inspection, usually within the first days of the contract
- Appraisal, ordered by your lender
- Title search and title insurance
- Loan underwriting and conditions
- Final walkthrough shortly before closing
- Review the Closing Disclosure carefully; ask about anything unfamiliar
